Property tax escrow calculator

Estimate the monthly property tax portion of escrow from your annual bill.

Enter the full year, including every installment. A prior owner’s bill may not reflect your future tax.

Add a known property tax escrow shortage

Use the property-tax portion confirmed by your servicer. Do not include insurance or a shortage already built into your annual tax input.

Use your servicer’s stated period. The starting value is a worksheet assumption, not a repayment entitlement.

How to estimate monthly property tax escrow

Monthly property tax = estimated annual tax ÷ 12. If you enter a known tax-only shortage, monthly shortage repayment = shortage ÷ the repayment months you enter. Add those two amounts for the temporary monthly estimate.

For illustration, $6,000 in annual property tax is $500 per month. A hypothetical $1,200 tax shortage repaid over 12 months adds $100, giving a $600 monthly tax-only estimate during that period.

What your escrow statement still needs to confirm

A mortgage servicer uses the escrow account to pay covered property-related expenses for you. Many lenders require escrow, and some accounts are legally required; ask your servicer whether a change is available for your particular loan.

This is a funding worksheet, not a full escrow analysis or a mortgage payment quote. Insurance, reserves or cushions, initial deposits, interest and principal are excluded. Enter the shortage and repayment period from your servicer’s statement; this tool does not decide which repayment options your servicer must offer.

Use the full annual tax, not one installment. Confirm new assessments, changed exemptions and supplemental bills with your county and servicer. County due dates help you check when payment is expected; they do not determine your lender’s required balance or guarantee payment.
